Golden peak Builders believes that the warranty period is as important as the actual project delivery. Our team offers guarantees 24/7 on-call availability with a guarantee of 1- hour phone response to any warranty or repair requests and a guarantee maximum 4-hour on-site response by Golden Peak Builders personnel. For non-emergency requests, we guarantee a response within a 24 hour period. Customer Satisfaction: Project performance is evaluated based on our ability to meet budget and schedule while also delivering a project to the satisfaction of our clients. 1. The 3-Week Look Ahead Schedule: consists of weekly meeting with all key team members to discuss upcoming work, any design or procurement scheduling issues or conflicts, along with proposed approaches to successfully mitigate these concerns.
2. All project team members have access to the most current version of each schedule through Bluebeam Studio. Golden Peak Builders includes the permitting process within the above schedules, enabling complete team awareness of reviews, comments and responses. Supervisory staff monitor the current schedule to provide inspection notifications to the project team in a timely manner, to achieve all schedule milestones.
We utilize a suite of integrated software in the preconstruction and construction processes to ensure accurate transfer of information between all team members.
BLUEBEAM: Bluebeam is utilized for document/drawing review and collaboration between all stakeholders. All drawings are hyperlinked to provide continuous updated as-builds. All project documentation and photos are stored for owner access in an easy-to-use interface.
MS PROJECT: MS Project is used to assist in developing a schedule, assigning resources to tasks, tracking progress, managing the budget and analyzing workloads. • Conducts a series of quality inspections for each construction task: before work begins, while work is in process, and at completion.

Upon contract award, Golden Peak Builders will schedule a meeting with all team members, representatives of the owners and contractors to define expectations and establish team chemistry. The meeting will include reviewing the Operations Manual. Having the Operations Manual accessible to all partners and reviewing the project-specific permitting process.
Golden Peak Builders prioritizes achieving the best project value for the client. We achieve this through diligent evaluation of the scope of work, and budget in each task order. We will manage the contingency with the best intentions with the public’s interest, providing transparent, real-time information.
The construction budget contingency account is for: assumptions and variances made during design and bidding phases, market fluctuations, estimating and buyout errors, and any unknown risk during the construction phase. Golden Peak Builders will provide updates of the project cost and the contingency status.
• Once the project is completed, any unused portion is returned to the owner.
• Owner directed changes in scope are funded using an Owners contingency account, and formalized by means of a change order.
We take great measures to protect the contingency account by:
• Incorporating design information to accurately capture true project cost:
• Seeking design assist from local subcontractors and vendors to assure the most accurate estimate •
Comparing the resulting estimate to our current comparable project to assure the reasonableness of our estimate.
General Conditions expenses are estimated and negotiated during pre-construction and are reflective of project requirements, and not a simple percentage. Every project is unique and Golden Peak Builders will consider the project schedule, complexity, location and estimate to create fair and reasonable cost for the projects general conditions. A similar approach is used with regards to all personnel, equipment, and other means required to deliver a successful project.

These relationships make it easier for our team to select partners on a combination of qualifications and price. Project Manager Omar Quijano began his career on the jobsite and brings the practical knowledge of a carpenter, as well as experience as a superintendent and an estimator. Omar’s expertise includes new construction, remodels and civil for commercial and residential. His experience at every stage of the construction process enables him to provide clearly articulated solutions for complex or new challenges. As project manager, Omar ensures client satisfaction across all processes, regulations and able to address any questions as they arise. He is also responsible for cost and schedule conformance and communication. Omar maintains direct communication with the client and all parties involved throughout pre-construction and construction work.

With our design team and with the client we ensure that their vision conforms to the initial desired budget. Then we work with the design consultants to:

Directly addressing all public concerns associated with the construction, demonstrate approach to minimizing disruptions: As members of the community, we want to ensure that everyone has a positive experience during construction. We offer a receptive ear for any concerns and a transparent path to an appropriate response to maintain a positive relationship with the community. We will provide easy submission of concerns and questions to the construction team by the public, informational signage with 24-hour contact information, and in-case of longer-term projects on site overviews of project progress and schedules. Our project – specific project management and safety plans proactively address site- safety while also minimizing the impact of the construction process on the day-to-day business operations and residence. For each project that Golden Peak Builders is awarded, the following considerations will be refined and integrated into the project plan:

Golden Peak Builders will utilize the following to ensure projects are completed according to contractual dates.
a) Establish the work plan: Identify the key milestones corresponding to reviews and approvals by the client. In consideration of seasonal weather conditions, time must be allocated for quality and cost control. Building systems and construction methods are reviewed to reach equilibrium between the desired results and scheduled feasibility.
b) Monitoring: the schedule is distributed to all project members along with updates. Golden Peak Builders will monitor progress. At each design and construction meeting, the schedule will be reviewed. If unforeseen events or slippage are identified, corrective actions will be discussed and as early as possible.
c) Adjustments: IF schedule compression is required, it may be achieved via one or more of the following: early procurement or materials, phased construction, and bringing additional staff by splitting task under the core team members supervision.
d) Deliver: Deliver a quality project on-time and on-budget within the constraints of the client final budget.
We incorporate project specific management and safety plans based on seasonality and maintain project schedule’s development. Our team uses a PLAN – PREPARE -MANAGE approach to developing and maintaining schedules.
PLAN- Schedule the most critical construction phases for periods of expected good weather, know the average number of snow or rain y days for each phase, know the site and the schedule, hold some indoor work for contingency.
PREPARE- In the case of incoming inclement weather, have preparations staged on site at the start of critical phases, work with subcontractors to ensure their preparedness.
MANAGE- Schedule extra crews for shoveling, Storm Water Pollution Prevention Plan (SWPPP) adherence.
